What the $149 tune-up actually includes
Six checks, every visit, written down and left with you. If we find something, you get the reading and the photo — not a scare and a quote.
Heat exchanger inspection
Visual inspection for cracks or corrosion. This is the wall between combustion gases and the air you breathe — it is the single most important thing we look at.
Burners & flame sensor cleaned
Soot on the burners and oxide film on the flame sensor are the most common cause of a furnace that lights, runs a few seconds, then shuts back down.
Gas pressure & temperature rise
Manifold pressure checked against the rating plate and supply-minus-return measured against the spec range. Outside that window the furnace is being overworked or short-cycled.
Blower & filter check
Blower wheel condition, motor amp draw and filter restriction. Low airflow is what pushes temperature rise out of range and cracks heat exchangers over time.
Safety controls verified
Limit switch, rollout switch, pressure switch and igniter all tested for correct operation — the interlocks that shut the furnace down before it becomes a hazard.
Carbon monoxide reading
CO measured at the supply register with a calibrated meter, so you get a number rather than an assurance.

Labor & Manufacturer Warranty
Every installation comes with a labor guarantee and the manufacturer's limited parts warranty — and a maintenance plan extends your labor coverage to five years.
🛡 Single-Zone Mini Splits
Standard single-zone systems
- ✓
1-year labor warranty — full installation labor coverage, included at no extra cost.
- ✓
5-year limited parts warranty — manufacturer coverage on mechanical and electrical components.
Extend labor coverage to 5 years with a maintenance plan — $180/year.
🛡 Multi-Zone, Premium & Central AC
Multi-zone systems, premium single-zone equipment, and central AC systems
- ✓
1-year labor warranty — full installation labor coverage, included at no extra cost.
- ✓
10-year limited parts warranty — manufacturer coverage on mechanical and electrical components.
Extend labor coverage to 5 years with a maintenance plan — $250/year.
Permitted, HERS-verified installation keeps your manufacturer warranty valid.
Documented annual maintenance is required to keep both the extended labor coverage and the manufacturer's parts warranty valid. Coverage does not include failures due to power surges, lack of maintenance, or “Acts of God” (e.g., fire, flood, or extreme weather).
Multi-Zone Mini Split Install
One outdoor condenser, multiple indoor heads — efficient, room-by-room comfort from a single system.
What Our Customers Say
How We Install It Right
The Checkpoints That Make or Break a Mini Split
Most install failures are invisible on day one. Here's the rigor that keeps your system at full capacity for years.
No kinks as we run the line set
Why it matters: A single kink restricts refrigerant flow and quietly kills the system's capacity — you pay for a 3-ton system and get the output of a 2-ton one.
Mini Split Questions, Answered
Straight answers — no jargon, no pressure.
How fast can you install a mini split?
+
Most single-zone installs are completed in a single day. Because we stock 200+ units in our own warehouse, there's no waiting weeks for equipment — we schedule, we show up, we install.
Do I need to add ductwork?
+
No — that's the main benefit of a mini split. We mount the indoor unit on the wall and run a small refrigerant line to the outdoor condenser. No ducts, no demolition.
Can I cool just one room?
+
Yes. Single-zone mini splits are perfect for additions, ADUs, garage conversions, sunrooms, or any room that's hard to cool with central air. Multi-zone systems handle whole homes.
Do you offer financing?
+
Yes — approved homeowners can finance their installation with flexible monthly payment options. Ask us for details during your free in-home quote.
What brands do you carry?
+
We stock major brands including Mitsubishi, Daikin, Fujitsu, and LG. Our in-stock inventory means fast install — no waiting weeks for equipment.
Do you pull permits?
+
Yes — every install includes permits and inspections so your system is up to code and your warranty stays valid.
What areas do you serve?
+
Livermore, Pleasanton, Dublin, Fremont, San Leandro, Hayward, Oakland, Milpitas, San Jose, and Tracy.
